 Online HTML/PHP editors

I am a web designer who wants to allow proactive website owners to "own" the content on their sites and to update it regularly. Some budget conscious web owners do not want to pay a subscription or hourly rate to do so. I want to offer them a one time purchase to set up an online editor where they can change text WYSIWYG style. I do not want them to be able to change images or to alter the entire page, though I will put up with that possibility if a good web-based editor is out there.

Consider a CMS (Content Management System) like a wiki, try looking for opensourcecms. If you want a custom solution for that, maybe PHP is not your best choice, you can take a look to Seaside, a web framework based on continuations (written in Smalltalk) allowing developers and users modify the web site on the fly within the browser.
